The Environment Is Everything: Why I Invest More in People Than in Real Estate
Oleg Vyshniakov, businessman, Honorary Consul of the State of Israel in the Western region of Ukraine
There was a time when I believed the most valuable asset was square meters—buildings, land, concrete. The logic was simple: invest in real estate and you’ll never lose.
That’s partially true. But with experience, I realized: real estate is just an asset.
People are the multiplier.
People Matter More Than Walls
My hotels have premium-class rooms, but most often, it's the attitude of the staff that determines whether a client will return.
In retail, the design can be flawless, but if the team lacks a culture of care, the customer walks away.
In any business, you can lose an office—but if you keep a strong team, the business will recover.
I’ve seen companies with luxurious offices collapse because they were empty inside. And I’ve seen startups with minimal resources break through because of one key factor: a strong environment.
What Is the “Right Environment”?
It’s not about glossy events or group photos at business forums.
It’s about a circle of people that doesn’t let you stop.
People who don’t ask, “Why do you need another company?” but instead say, “How can I help you launch it faster?”
They push you forward—even when you start doubting yourself.
Young People Inspire — And That’s Not a Cliché
I intentionally surround myself with those who are younger, faster, and bolder. Because they’re not boxed in. They’re not afraid to ask. They think differently.
And most importantly — “impossible” just isn’t in their vocabulary.
With them, you don’t get old. With them, you take risks. And whether we like it or not, risk is the engine of business.
Why I Build Business Clubs, Not Just Buildings
I’m a member of various communities and business clubs because I’ve learned that a cluster of strong people is the most profitable investment.
A single honest conversation with someone who’s walked a different path can save you months—or even years—of mistakes.
One mastermind session can lead to an idea that becomes your next business.
One talented person you give a chance to can build a department that grows into an independent company.
You Are Your Environment
If you’re surrounded only by those who don’t build, don’t take risks, and aren’t driven—you’ll slowly fade.
But if you’re around dynamic, open, deep people—you grow, often without even realizing it.
That’s why every day I choose: less control, more trust; fewer square meters, more human potential.
You can own dozens of real estate properties and still feel alone.
Or you can build a living ecosystem—and gain something far greater than just a business.
The environment is everything.
In my playbook, it’s the most valuable asset. It’s what generates revenue, energy, ideas, and real satisfaction from the work I do.
