Evolution of UTG conceptual solutions and their adaptation to economic conditions in the state
November 2024 marked the 23rd anniversary of the founding of the UTG company.
Over the years of activity, the company has created 1,700 concepts of commercial and residential real estate projects with a total area of 42 million sq.m. "Accumulated knowledge, extensive arrays of conducted research, modern architectural solutions help implement projects with high efficiency indicators, long-term competitive stability, predict future trends and confidently stay ahead of other professionals on the market," - notes Vadym Neposedov, founder and president of UTG. Clients entrusted the company with the development of concepts in the most difficult crisis conditions of 2004, 2008, 2014, 2020, 2022 and achieved leading positions in their regions: "Respublika Park", "Ocean Plaza", "Lavina Mall", "Global.UA Zhytomyr", "Megamall Vinnytsia", "MOST City", "Appolo", "Donetsk City", "101 TOWER" and many others.
Cardinal changes inherent in the economy of Ukraine lead to the restructuring of certain segments of commercial real estate every 4-5 years, but especially rapid and noticeable transformations were observed during the coronavirus years and now, during the war.
Thus, the decline in the well-being of citizens and the increase in the costs of housing and communal services lead to a change in the meaning of food supermarkets, turning them from a secondary anchor function into a dominant gallery tenant with the highest incomes in the developer’s portfolio. Only the UTG company annually designs up to 40 centers in the supermarket-gallery format.
The increase in costs for health care due to the pandemic and education due to distinguished education lead to the appearance of medical institutions (analysis / dentistry / aesthetic clinics) in shopping malls, and educational institutions (kindergartens, development groups, houses of creativity) in residential complexes. Today, these are in-demand features in most solutions developed by UTG.
The almost complete absence of housing sales in the eastern regions, extremely limited activity in the front-line regions, moved housing construction to the western regions, multiplying the income of local developers, even despite the rapid increase in the cost price. Today, >80% of residential real estate concepts are created by UTG in Uzhhorod, Khust, and Rivne.
The quarantine restrictions of COVID-2019 and the demand for autonomous solutions due to the war have increased the demand of buyers for country real estate and private houses. State programs for the construction of intercity highways additionally accelerated the urbanization of the suburbs and the active development of local infrastructure (trade, entertainment, social, engineering). The number of complex solutions for residential building blocks in the UTG portfolio has increased significantly.
A popular author’s direction of UTG has become the combination of functions in one space. The company created and successfully implemented a combination of residential and commercial spaces in the Taryan Towers, Smart Plaza Polytech, Smart Plaza Obolon, White Lines residential complex.
The armed aggression of the Russian Federation led to a significant decrease in the number of international companies represented in Ukraine and their representative offices – consumers of professional office real estate. Relocation and further legalization of personnel abroad is taking place. The development of the business center concept becomes a real challenge and requires taking into account the growing security requirements due to threats of shelling and air alarms (the need for shelters), increasing the autonomy of engineering networks (emergency generators), life support of buildings (operation of elevators), especially in multi-story towers.
According to Vadym Neposedov’s expectations, the post-war recovery of the Ukrainian economy will be facilitated by a rapid increase in the number of investment projects (especially at the expense of preferential / grant / target / credit funds from EU countries, the USA, Asia). There is already an increase in demand and demand for the services of consultants from international organizations and institutions that are familiar with the local market, probe the potential of opportunities, study commercial conditions in the cross-section of regions, analyze popular segments, research legal practice for entering the Ukrainian market.
UTG predicts the trend of buying popular franchises and the development of franchise relations due to the slow pace of opening new international brands in Ukraine, the lack of alternative department stores and entertainment operators.
UTG is actively working on the relocation to Ukraine of well-known international retailers and their representative offices that have completely stopped cooperation with the aggressor country.
In the medium term, mass rebranding of Russian companies, their re-registration as Ukrainian/European legal entities, and attempts to return to the profitable Ukrainian market are also expected.
Transformation of the importance of individual regions, reconstruction of transport routes and logistics chains, diversification into new segments – development of industrial buildings, technological parks, logistics complexes, specialized medical / rehabilitation centers, gerontological boarding houses, educational institutions, etc.
